Hallmark Developments were awarded this contract due to our experience in high quality new builds within Perth’s prime coastal suburbs.

The project brief encompassed the following;

• Budget conscious design to maximise ocean views and home value, with a particular focus on a balcony entertaining area and a flexible ‘retreat area’ for parents, grandparents or older children
• A well designed kitchen to include a ‘breakfast bar’ style space for casual dining and seating
• Large double en-suite adults bathroom
• The home entry area to feature an extra-large open out area, with high quality wooden flooring and recessed spaces to light pictures
• Outdoor entertaining area to include a mix of paving and decking, with the theme to be carried through around the property

This brief was taken on board and appropriate floor plans were developed to meet the client needs.

To effectively utilise the client budget, Hallmark Developments suggested a ‘loft home’ concept, which did not carry the expense of a traditional double brick two-storey home with concrete floors. This incorporated a 300sqm ground floor and 140sqm upper floor.

The upper living area consisted of a shower room, kitchenette and two multi-purpose rooms. The flexibility of this development rendered it ideal for use as a parents retreat or a self-contained annex for elderly parents or older children.

This new build met all of the design criteria, with the project being put forward for the upcoming Master Builders Excellence Awards.
