Bayswater Renovation

Two gable end windows were fitted for natural light and ventilation and a pine staircase allowed for access from the hallway below while keeping with the traditional style of the home during this Bayswater Renovation.

The Brief for this job was simply, we need more space! There was just not enough space for two adults and their growing children.

The house as it stood was a three bedroom, one bathroom single story dwelling. The client had an idea of extending their master bedroom out onto the large front veranda to create enough space for an ensuite. This created a challenge in that the original front would need to be moved across by a metre to allow for the ensuite to function.

Hallmark Developments were able to do just that and a tall 2.4mtr hardwood door frame with hi lite glazing and side lights was manufactured and a local lead light specialist was commissioned to create the leaded light stained glass for the hi-lite window. Second hand re-claimed red bricks and character bathroom fittings and tiles complemented the look and style of the house, to create a lovely ensuite comprising of a large shower and vanity.

The next problem was working out how to create more living space. Because the house was on a duplex block, extending out on the ground floor wasn’t really an option due to the lack of land space. Hallmark Developments realised that there was enough room within the roof space to create a spacious living area, perfect for watching television, studying at the computer nook or housing guests as a spare room. Hallmark Developments successfully carried out the loft conversion, creating a stunning room with a massive amount of storage to the sides. Two gable end windows were fitted for natural light and ventilation and a pine staircase allowed for access from the hallway below while keeping with the traditional style of the home during this Bayswater Renovation.

A word from the Clients…

“My wife and I recently had Hallmark Developments WA undergo some extensive renovations on our Bayswater home.
This included installing a room in unused roof space, a pergola and a new bathroom installed where our long verandah was.

We found Mark to be a creative and intelligent builder who got the most out of our limited space.
The end result increased the value of our home considerably. Perhaps more importantly though it enabled our
family to have a much more liveable and functional home. We also appreciated the personalized touches that came
with using a builder who is involved in the whole process.

The contractors and installers that Hallmark homes used were professional and sensitive to the fact that
a family was still living in the home while the development went on!
Of all the builders we contacted, Mark was the only one who actually returned our calls, but we were glad he did!”
